The association headache
KS Management is the Best Thing that has happened to us. Our story tells it well. Just over a year ago, our small 1970s condo association faced overwhelming infrastructure problems. The prior management company ended our contract. The Insurance company canceled our policy. Monthly expenses exceed our operating budget. Although reserve accounts passed legal inspection, they were far too low to handle our needs.
Transition simplified
Within a month the HOA Board hired KS Management. We could not have hoped for better leadership! They brought broad knowledge, clear guidance and a deep list of trusted contractors. In every effort, KS showed experience, guidance and produced bids. The Board was efficient with decisions. The Property Manager is skilled and clear in follow-up. Each project has brought success.

This year... the pool was relined and opened after 3 years of closure.

We excavated and
replaced ground drainage pipes and connected to the city storm sewer.

The ground was re-shaped beside the lowest building to alleviate flooding in units.

A major portion of the collapsing sewer line was replaced. All sewer lines were jetted and camera-ed to set a baseline for analysis. We are ready to repeat the process to judge accumulation in the lines.

We completed the third complex roof rebuild which was slowed during the pandemic. The next roof is aligned for this summer.

We campaigned and implemented a drastic need for 3 years assessments and the community is supportive. We could not have done this without KS Management.
